Asbestos condition report

If you have asbestos on your property, you’re under a duty to check it regularly and record your findings.

Manage the risk

Your duty to identify the presence of any asbestos-containing material (ACM) is detailed in the Control of Asbestos Regulations 2012. In most instances, this will be achieved by instructing a competent surveyor to complete an asbestos management survey. If asbestos is found, your requirement to manage asbestos doesn’t end there.

Regular checks

In addition to carrying our regular visual checks on the asbestos, you should carry out a formal inspection every year. This is when you should use our Asbestos Condition Report. Your management survey report will identify where ACMs are present, so use this as a guide to locate and inspect. Ideally, you should take a picture of the material and insert this into the “Photograph or description” column. If there is any damage, make sure that it’s clearly visible on your photo.
